What is Medium Term Accommodation (MTA)?

Medium-term accommodation is an NDIS support that provides funding for temporary, safe housing when you cannot move into your long-term home (usually for up to 90 days) because your disability supports are not ready.  You must fulfil the following requirements to be eligible for medium-term housing.

  • You are a NDIS participant. 
  • You have a permanent residence that you’ll transition to after temporary living arrangements.
  • You aren’t able to relocate to your long-term home yet because your disability supports are not prepared.
  • You are unable to stay in your present accommodation as you wait for home modifications to be completed. 

MTA is used solely to bridge the gap to long-term housing, whereas STA is for taking a temporary break, experimenting with new routines, or respite. MTA is different. It is not mainly for respite. MTA is suitable for you if you are waiting for permanent housing like SIL or SDA. When your hospital discharge is delayed or you are undergoing home modifications or setup that are delayed, MTA offers you safe transitional housing when you need it.

NDIS Medium Term Accommodation (MTA) Funding

NDIS Medium Term Accommodation (MTA) funding is available for short-term stays, often up to 90 days. If you are a participant who stays in MTA, daily living expenses such as food are not covered under MTA and must be paid from your own income. In accordance with standard NDIS Pricing Arrangements and Price Limits 2025–2026, NDIS MTA funding is determined at a daily rate of $155.68. 

Funding must be approved beforehand and utilised in line with your NDIS plan. You must provide evidence outlining your circumstances, the anticipated time frame (often up to 90 days), and the reasons why other forms of help are inappropriate. If all requirements are met, the NDIS will evaluate your request and incorporate MTA funds into your plan.

Who is Medium Term Accommodation (MTA) suitable for?

MTA is suitable for you if: You are transitioning between housing arrangements and need an interim housing and support solution, you have been approved for Specialist Disability Accommodation, but your house is not prepared yet; or you are leaving hospital care or aged care and need secure housing while a permanent home is being prepared.

MTA includes personal care like bathing, assistance with daily living tasks, transport support, nursing care, 24/7 on-call support, medication management, and community access support. Clinical care like helping with dressing or attending medical appointments may also be provided if required.

MTA supports you by providing safe temporary accommodation during post-hospital recovery when you are leaving hospital but not yet ready to return home. For example, if your home is going under modification after surgery, MTA offers a space with the necessary support services ensuring your recovery continues without disruption.

Although MTA is not primarily funded for family respite services, it can however indirectly assist families in some circumstances by offering short-term housing when individuals are unable to remain at home. For example, families may have reduced caregiving obligations if you have to temporarily move due to renovations or recovering from the hospital.

During your MTA stay, you can stay active and engaged through various activities that support your wellbeing and independence. They include recreational outings, social activities, and skill-building programs. You could join group activities, participate in hobbies like painting, or attain therapy sessions.

MTA funding mainly covers the cost of accommodation, however, meals and transportation supports may be provided separately under your NDIS plan if deemed reasonable and necessary. It’s important to discuss your requirements in advance and understand what is included and how supports can be arranged.

The standard duration for MTA is up to 90 days, which usually vary depending on your individual circumstances and NDIS approval.
